Living in a Homeowner’s Association (HOA) community means enjoying shared spaces, neighborhood standards, and a sense of pride in where you live.

If your home is part of a community with an HOA, we encourage you to review your community’s Covenants, Conditions, and Restrictions (CC&Rs) to understand the expectations and avoid potential violations or fines. These guidelines will be in the ‘Documents’ section of your Resident Portal.

Community Rules

Every HOA is a little different, but most communities have similar standards. Following these helps maintain curb appeal and community safety.

Common HOA Violations:

These are some of the most common reasons HOAs issue notices or fines:

Lawn and Landscaping

  • Keep grass trimmed below six inches and free of weeds and debris.
  • Trim trees and shrubs to maintain clear walkways and sightlines.
  • Check irrigation systems regularly to prevent dry spots or overspray.

Parking

  • Park only in the garage or driveway unless your HOA allows street parking.
  • Never park on lawns or landscaped areas.
  • Commercial vehicles, boats, and trailers are typically restricted.

Exterior Changes

  • Submit requests through your Resident Portal before making any exterior modifications.
  • This includes painting, installing playsets, sheds, or major landscaping changes.

Trash and Recycling

  • Place bins at the curb only on collection day.
  • Store them out of sight promptly after pickup.

Recreation and Décor

  • Store basketball hoops, bikes, and toys when not in use.
  • Follow community guidelines on flags, holiday décor, and yard signs.

Pets

  • Follow leash laws and always clean up after your pets.
  • Some HOAs require pets to be registered or limit outdoor unattended time.

HOA Violations

If the HOA reports a violation, you will receive a notification by mail and/or email. Notices usually include:

  • A description of the issue
  • The date or timeframe it occurred
  • The deadline to correct it

For each violation, a $25 HOA administrative charge will be added to your account.

In addition to this charge, the HOA itself may issue a fine. Fines vary by community and can continually accrue if the issue is not resolved by the stated deadline.

What to do if you receive a violation:

  • Review the notice and take the necessary corrective action.
  • Upload a photo in your Resident Portal case to confirm the issue is resolved.
  • Contact us in your portal if you believe the notice was sent in error.
 

Resident Responsibilities

HOA Amenities

Your HOA may offer shared amenities and services such as:

  • Parks, playgrounds, and walking trails
  • Community pools and clubhouses
  • Lawn care for common areas
  • Gated entry or neighborhood security

These features are part of what makes HOA communities unique and enjoyable. Contact your HOA directly to learn more about what’s available in your neighborhood. If your home includes amenities requiring MSR approval, please submit those requests through your Resident Portal.
